According to HUD, their mission is “to create strong, sustainable, inclusive communities and quality affordable homes for all…” Any 1-to-4 unit residential property that is in foreclosure and has a Federal Housing Administration (FHA) insured mortgage is considered a HUD home. HUD homes are sold “as-is” and are priced at fair market value for their locale. Buyers must use a real estate agent to bid on HUD homes and are required to follow specific HUD bidding rules when making offers.
HUD has several programs to assist distressed homeowners and buyers. These programs include:
Emergency Homeowner Loan Program (EHLP). The EHLP is a new program that has $1 billion in available funds, is available in 32 states (and Puerto Rico), and is expected to bring much needed mortgage relief for many unemployed or severe medical issue homeowners for up to 24 months. The Neighbor Next Door Program. This program provides an opportunity for emergency medical technicians, firefighters, law enforcement officers, and teachers to purchase homes at a 50% discount.
Nonprofits. Discounts up to 30% are available via the FHA for community and faith based nonprofit organizations.
Dollar Homes. Yes, one dollar! These properties are offered by the FHA to low-moderate income families.
